After a ten-year crisis, the real estate market is getting better. Advertisements can be found in local newspapers and in real estate agencies.

In Abidjan, expatriates may prefer to live in residential neighbourhoods such as Cocody, Deux Plateaux, Riviera, Zone 4 and Marcory.

Cote d'Ivoire housing market is not much regulated although the government has recently tried to step in. Talking with people who have been house hunting, we have gathered these few facts but it is still very different depending on the landlord.

 

To rent an accomodation, this is probably what you should expect

• 2 months deposit plus 1month rent in advance
• 3 months notice to end tenancy
• Utilities not included in the rent
• unfurnished can mean bare without curtain rails even
• Important to check what service charges include!
• There is most of the time a fee for registering the contract 
• It is advisable to draw up an inventory of fixtures before signing the contract and make sure you check everything.

 

Security:

Abidjan is a big city where you will face the same security threats you would face anywhere else.  Always exercise caution, and remember to avoid displaying ostentatious signs of wealth.

In order to protect yourself and your family, you should significantly raise your security awareness at your residence: 
 
•         Know your neighborhood
•         Know your perimeter: Walls, gate, outside lighting, street access
•         Know your home: doors, windows, locks, safe haven, alarm
•         Private security companies are available for physical guarding and electronic monitoring
•         Know who to call in case of emergency
•         Brief your family members and housekeepers on security awareness and do give them the emergency numbers

 

Where you choose to live:

Before committing to a neighborhood, or a particular house in a neighborhood, be sure to drive through the neighborhood during rush hours to see whether or not the commute suits your needs.  You should also try to drive through the neighborhood at different times of day to get a feel of the place.

 

Avoiding housing scams:

• There are a number of real estate agencies accredited by the Ivorian government.  Try to use those, rather than the so-called independent real estate middlemen, called “démarcheurs”. 
• Before handing over a deposit, be sure to have copies of the title deed, copies of the owner’s identification cards.
• If possible, avoid cash transactions, and use checks when paying the rental deposit. Any actor who isn’t willing to accept a check is probably trying to engage in fraudulent activity.
